MEET MARC & LORI
Marc Mousseau
Investor & Entrepeneur
You hear it all the time from entrepreneurs. Long before they were running successful businesses, their entrepreneurial spirit was alive. While some kids were selling lemonade on the street corner or inventing gadgets in the basement, Marc saw his first business opportunity at the tender age of 5 in a milk bottle.
Marc naively believed that the crate of empty milk bottles the milkman left of the corner of his parent’s lot each week was going to be thrown out. Knowing that the local store owner would give him 5 cents for each bottle, Marc decided not to let these bottles go to waste. Each week he would take two bottles to the store and trade them in for money to buy candy. That is, at least, until his father found out!
Although his fledgling business may have been halted rather abruptly, the entrepreneurial spirit had taken seed. By the time Marc turned 19, he had dropped out of school to pursue his business interests. While his dad was upset by Marc`s decision to abandon school, a few short years later he simply couldn’t deny his son’s entrepreneurial success. At 22 years old, Marc had already created a very profitable car detailing business and was making more money than his father.
When he turned 24, Marc decided to buy his first home – a townhouse in a brand new development. Shortly before Marc was to move in, the developer went bankrupt leaving the 52-unit project (and Marc’s house) unfinished. Marc’s deposit money would have been lost if he hadn’t taken action.
With absolutely no real estate experience, Marc was bold enough to approach the bankrupcy trustee and acquire the rights to the entire project. After two years of hard work, he assigned his rights to a developer for $250,000, who finished the homes and kept Marc on as General Manager of Operations and Sales. With the success of this first deal under his belt, Marc quickly realized the power of real estate to generate income.
Meanwhile, a local real estate development company had taken notice of Marc’s success and asked him to join their team. For the next 10 years, Marc took on the role of junior partner, working on many real estate deals, handling financing, marketing and investor relations for more than 1500 condominium units. By 1991, Marc was ready to venture out on his own and decided to open his own property management company, Westmark Development Inc. Operating out of Edmonton, Alberta, Marc’s company was responsible for the management of more then 1,100 units.
More recently, Marc has led international development projects in Florida and Central America, cementing his reputation as a straightforward businessman and seasoned real estate investor. Today, he continues to invest in real estate in Canada and the United States, focusing on distressed areas, hardest hit by the credit crisis.
In 2010, Marc and his wife Lori founded ICare Learning, a company focused on helping people achieve their ultimate life through real estate education.
Trainer
They say the law of attraction is a powerful force. It certainly played a critical role in Marc’s journey to becoming a real estate trainer. After completing Anthony Robbins’ Date With Destiny in 1990, Marc found his life’s purpose:
To Grow, To Educate Others and To Release them to Freedom
It wasn’t until 11 years later, that Marc’s life purpose was realized. Approached by a U.S.-based real estate training company to help start their Canadian operations, Marc was asked to both develop the course curriculum and become a trainer.
Since then, Marc has delivered high-energy, information-packed training sessions to students on a range of real estate topics including foreclosure, lease options, land development, wholesale, property management, buy-rent-hold strategies, syndication, condo bylaws and contracts, negotiation, and creative finance. His training and mentoring have motivated thousands of students to become successful real estate investors and live their ultimate life.
Today Marc’s passion for training remains strong. Often questioned by students about why he teaches when he could make more money putting real estate deals together, Marc simply refers to his life purpose. After all, what is more energizing than giving people the knowledge to live their dreams!

For several years now, Marc’s students have been asking him to write a book – one which captures all the knowledge, strategies and tips he provides in his seminars. But it wasn’t until mid-2009 that he decided to try his hand as an author. Marc currently has 3 books underway and expects to have them published by fall of 2010.
His first book, Freedom 15, is a step-by-step plan that Marc developed and followed to take himself from near bankruptcy 10 years ago (an unfortunate outcome of the stock market crash of the 90s and bad investments opportunities) to financial freedom today. The book will show you how to create unlimited, tax-free wealth by simply buying one property a year for the next 15 years.
In Live Your Ultimate Life, Marc captures the real stories of some of his students who have taken his teachings and built their own pathway to wealth. These students share their secrets to success and how real estate has impacted their life and fulfilled their dreams.
Marc’s third book, What Real Estate Gurus Don’t Teach You….or You Would Pay a Fortune to Get is the result of many years of watching so-called experts charge investors a fortune to learn only a small portion of what they need to know to start and run a successful real estate business. Marc’s vision is to create a resource which does what no other real estate book does – not just what to do, but HOW to actually do it!

Over the past 8 years, Marc has generously given his time and knowledge to help others gain financial freedom through real estate. But in 2009, a new opportunity for Marc to fulfill his life’s purpose of education others and releasing them to freedom emerged.
While visiting 3 of the children he and Lori adopted through Plan Canada in Cambodia, Marc realized the direct impact that better access to education would have on these children’s lives and dreams.
In 2010, Lori and Marc founded ICare Gives, an organization dedicated to educating children both in Canada and abroad and giving them the opportunity to create their own future.
Currently, ICare Gives is raising funds to build a middle school in the village of Run Ta Ek, Cambodia, where one of Lori and Marc’s adopted children lives. With middle school attendance at only 40%, this school is a vital initiative in breaking the cycle of poverty.
In 2011, ICare will also begin teaching financial literacy in local Canadian schools. This initiative is about much more than just money management – it’s about wealth wisdom. We aim to infuse youth with an enthusiasm for entrepreneurship, the mindset to dream big and the investment skills to achieve their ultimate life.

Lori Mousseau
Sales & Marketing
You could say Lori followed a more traditional career path than her husband, Marc. Like many people, Lori was raised to believe the road to success was built by going to school, getting high grades, graduating university, getting a respectable job and earning a good living. So following this road, Lori graduated in 1994 from the University of Alberta at the age of 25 with a Bachelor of Arts and a Master in Business Administration.
A firm believer in learning from the ground up, Lori took a position with a large pharmaceutical company as a sales representative calling on physicians and promoting a variety of prescription medications. However, her sights were set on marketing. In just over 1 year, Lori had proven her sales skills and was asked by the Director of Marketing to move to Montreal, Quebec to take on a role as a market research analyst. For the next 18 months, Lori developed and conducted strategic market research for 3 key brands, helping to ensure their market-leading position. By 1998, her quick rise on the corporate ladder led her to a position as a Product Manager, where she spent the next 5 years fine-tuning her marketing skills by launching and managing several multi-million dollar brands.
In 2002, Lori returned to her hometown of Edmonton, Alberta, taking on a new role as Territory Manager responsible for product sales within the local hospitals. Over the next few years, she continued to further develop her sales and leadership skills within the pharmaceutical industry, but a new professional interest in real estate investing had also begun to take hold. Her free time was spent actively educating herself in real estate investment and buying investment properties.
By 2007, Lori had reached a crossroads. Her promotion to Western Regional Sales Manager, though exciting, meant a move to Toronto, frequent cross-country travel, and new corporate demands. So, in spite of her successful career in the pharmaceutical industry, Lori decided to leave her position in late 2007 to pursue a more lucrative path – full-time real estate investing. And she hasn’t look back since!
Investor
By traditional standards, one could say that Lori had everything ~ a successful career, disposal cash and a comfortable life. But one simple decision would profoundly change her personal and professional life.
With the knowledge she took from that initial course, Lori started her own company, Pozitive Real Estate Inc., and began purchasing single family homes for rehab and resale. Within six months, she had made $150,000 in profit – more than her annual salary. Lori’s personal life also took a turn for the better – little did she know that she had also met her future husband, Marc.
Buoyed by her initial success, Lori quickly pursued further training in Creative Financing, Wholesaling, Rehabbing, Asset Protection, Lease Options and Land Development. Over the next few years, she continued to actively invest and in late 2007, she left her job to pursue real estate investment full-time along with her husband-to-be, Marc.
Since then, Lori has continued to actively invest and most recently co-founded ICare Learning, a company dedicated to helping people reach their ultimate life through successful real estate investing. Today, Lori leverages her professional background to provide both operational leadership and to direct sales and marketing initiatives. Lori shares Marc’s passion for training and is currently developing advanced training courses in Negotiations, Business Planning, Mastering the Real Estate Mindset and Women and Wealth.

Although now married to Marc, it was Lori’s experience as his student that sparked a fierce change in her mindset. While facing the same fears as many new investors, she decided to abandoned her traditional career path and let go of job security to pursue her life’s dreams.
In doing so, Lori came to an important understanding on how to help others on their journey to real estate success – that it is not simply learning HOW to do real estate but also believing you CAN!
With this in mind, Lori is currently working on her own book, The 5 Ms of Real Estate, which will focus on goal setting, mindset and motivation as key drivers in achieving real estate wealth.
